YOU CAN SELL YOUR HOME ON YOUR OWN IF...

...You're Ready to Study

If you want to save money on commission, be ready to do that amount of work in which you would otherwise be paying an agent. The most tedious part would be educating yourself on the Real Estate laws in your area. There are national, state & local laws that you need to study so that you're in compliance. Pennsylvania Realtors undergo over 60 hours of education before even being able to take their licensing exam. Knowing the laws, how real estate documents are written & fully understanding all of the different contingencies & timelines in a transaction is going to be vital for you to orchestrate your own deal. 

...You Can Talk the Talk

When I call to request a showing of a FSBO, it's VERY different than when I contact a fellow Realtor. When talking to another agent, I have most of the information I need before I even pick up the phone. When I call an unlicensed seller, I have to try to find a balance between talking over them & talking down to them all while educating them without insulting them. If you want to be taken seriously as an educated seller, you need to be able to answer fundamental questions like:

- "Will your home go FHA?"
- "What is your finder's fee?"
- "Will you accept a home-sale contingency?"

The questions only get more complicated...

 

...You Cooperate

Believe it or not, Realtors WANT to cooperate with you! Most Realtors will guide you through the process & explain things along the way if you let them. Our goal is to find a house for our buyers, & good agents don't care if it's listed by their own brokerage, another brokerage or the seller. If your home fits the bill - we become two parts of the same team to get everyone to the closing table.
